The goal of this 3,300 square foot, three-story gut renovation is to create a near-zero energy use row home as a model for the thousands of row homes needing renovation in the District of Columbia.
Key strategies include: extensive insulation of non-party walls and the attic, as well as high-efficiency windows and doors, to seal the structure's envelope thereby minimizing heating and cooling losses; reconfiguration and reuse of existing radiant heating and the addition of a right-sized high-efficiency air conditioning system; integration of solar photo voltaic panels for electrical power and net metering; integration of solar hot water heating and heat recapture on shower and sink drains; integration of efficient lighting and task-based lighting; and reuse of cabinets, fixtures and furnishings from local salvage businesses.
